New Roof Installation A complete roof replacement or installation involves removing the old system (if present) and building a new one from the deck up. 1. Preparation Inspection of existing roof & structure (framing, decking, ventilation). Permits and HOA approvals (if required). Protect landscaping, siding, windows, AC units with tarps/plywood. 2. Removal Tear-off of existing shingles/tiles/metal panels. Removal of old underlayment & flashing. Hauling debris away (dumpster on site). 3. Decking Inspect plywood/OSB or plank sheathing for rot or damage. Replace damaged wood as needed. Check roof slope and ventilation needs. 4. Waterproofing Install drip edge along eaves and rakes. Apply ice & water shield (in cold climates or valleys). Install underlayment (felt or synthetic). 5. Roof System Installation Shingles (asphalt, metal, tile, slate, etc.). Proper nailing or fastening per code & manufacturer specs. Starter shingles along edges to prevent blow-offs. 6. Flashing & Details Step flashing around chimneys, skylights, and walls. Pipe boots and vent flashings. Valley metal or woven shingles depending on system. 7. Ventilation Ridge vents, box vents, or gable vents installed. Soffit ventilation checked for intake airflow. 8. Finishing Ridge cap shingles installed. Clean up debris, nails, and materials. Final inspection for quality & warranty compliance. Roof Repair Repair is more limited, focusing on problem areas instead of a full system replacement. Common Repairs: Shingle Replacement Swap missing, broken, or curled shingles. Seal with roofing cement. Leak Repair Identify leak source (often flashing, valleys, vents, or penetrations). Replace or reseal flashing, install new underlayment if needed. Flashing Work Replace corroded or loose flashing around chimneys, skylights, and vents. Sealant & Caulking Reapply roofing cement to cracked seals. Ventilation Fixes Replace broken ridge/box vents. Ensure attic has balanced airflow. Decking Repairs If water damage penetrates underlayment, small sections of roof decking may need replacing. Gutter & Drainage Issues Clean or reattach gutters/downspouts to prevent water backup onto the roof. Key Difference: New Roof Install = complete system replacement (deck, underlayment, shingles, flashing, ventilation). Repair = localized fixes to extend the life of the roof, usually cheaper and quicker but may not solve bigger age-related issues.
